How this works — transfer or expense — depends on whether you have a mortgage account set up in Simplifi representing the debt you owe on the mortgage.
Mortgage payments often include PITI (Principle, Interest, Taxes, Insurance). If you have a mortgage account in Simplifi, then the "P" portion of your mortgage payment (and any "additional principle" payment) can be treated as a transfer to that mortgage account, thus reducing the debt. The "ITI" portions are expenses.
But many people do not track their mortgage in Simplifi, so there is no debt account to be used for the transfer. In that case, you would probably just categorize the "P" portion as a mortgage expense as @Coach Natalie says.

Thanks for the information. We agree that this is probably a separate issue and needs to be shared in a new post when you have that information, since the issue escalated for this thread is for users changing the Action/Type on an investment transaction and the transaction re-downloading/duplicating with the original Action/Type.

Mobile Release 5.32.0
Hello everyone!
Here are the issues and features we were able to tackle with the 5.32.0 Mobile Release, released June 4th:
- FIXED: Flags List on transactions doesn't match between Mobile & Web.
- FIXED: Mismatch of grid value and header value for bond holdings.
- FIXED: Dark Mode/Light Mode getting stuck when phone is set to use the system settings (iOS).
- FIXED: QBP: Credit Memo text is not wrapping properly.
- FIXED: Other minor fixes for QBP.
- FIXED: Various errors and crashes.
- UPDATED: Refresh should always be available for Apple Wallet.
- UPDATED: 'Manage Updates' should not be available for Apple Wallet.
- ADDED: QBP: Ability to sort the Accounts List by usage.

The Category Rule is likely being superseded by the design of Quicken Simplifi to automatically detect and link Transfers:
This is something that will likely require manual intervention if you'd like the transactions to not be Linked Transfers. One thing you can try that comes to mind is setting up a Recurring Series for the credit card payment and using the "Credit Card Payment" Category. When transactions are linked to Recurring Reminders, they are supposed to acquire the Payee and Category of the Series, so this may work for you!

Please give the following steps a try:
Make all of your Apple Wallet accounts manual:
- Click the Menu icon (the three lines in the upper left corner).
- Select Settings and then Accounts.
- Locate the Account you'd like to make 'manual' and click the three dots at the end of it.
- Select Make manual.
- Click Confirm.
Check third-party access to your Apple Wallet information:
- Go to Settings in your Apple Account.
- Tap on Privacy & Security.
- Select Wallet.
- Choose Quicken Simplifi (or any other relevant third-party app).
- Make sure to select Allow All Activity.
- Re-add your Apple Wallet accounts.
To link the account(s) found to your existing account(s), follow these steps:
- Click the Link to dropdown menu.
- Select the existing account from the list.
- Click Update, and then click Confirm once each account selection is completed.

I would definitely consider a mortgage payment an expense, just like I would a rent payment. The reason credit card payments are considered "transfers" is because you've already tracked the spending in the credit card account, so the transfer of funds to cover those expenses should not also be counted as an expense.

This report is a great addition to your platform. I love that we can have accounts in the rows; it allows for some solid analysis.
I have a suggestion: the current report lets you click on a specific number (for example, gas expenses in May 2025) to drill down and see the transactions. That feature is phenomenal, thank you for that.
However, after checking the transactions and returning to the report, it always brings you back to the top, at the first row. This slows down the workflow quite a bit, as you have to scroll and find where you left off in order to continue.
Would you please consider bringing us back to the same spot we were in the report? That would be fantastic.

Quick UX suggestion for the new B&I report:
By default, I would make all dropdowns closed. People can dig in when they want to see more, but this gives the ability to check things high-level before drilling down. Also, you should consider adding a master dropdown toggle where the red square is to quickly open all/close all dropdown arrows
