Since our login credentials hasn't changed what will it take to change from PHH Mortgage to Onity? I'm seeing the PHH account still active in Simplifi.
Hi @Penner , did Simplifi correctly download your mortgage balance from the PHH site?
For me, I was able to connect Simplifi to the PHH site, and it correctly downloaded my mortgage balance for a while, but for the past year or so, Simplifi stopped downloading balance, instead just reporting $0. I asked for help from Simplifi, reconnected the account, etc. Nothing worked?
Yes it still connects and reports current balance as PHH.
Thanks for letting me know, @Penner . I wonder why Simplifi still connects and reports current mortgage balance for you but not me? I'll see if I can get Simplifi to investigate.
Well today PHH Mortgage no longer connects AND Onity isn't in the listed institutions to connect to so now we are stuck with nothing. Ugh.
Thanks for the heads up @Penner . That's a bummer. I just got off the phone with Simplifi's support team to report the issue. I'm told it's now with the escalation team. I'll cross my fingers.
It appears my mortgage was just transferred to Onity, would be nice to connect.
Hi @Penner , I'm happy to report that Simplifi regained its connection to PHH Mortgage. If you click on the connection error icon next to your PHH Mortgage account in the Accounts list on the left side of the screen, you'll be prompted to reenter your credentials. I did this and regained connection.
@Duke0486 does that mean I'll also be able to sync with PHH or would that be for existing users only? Just curious. My mortgage transfer to onity is supposed to happen tomorrow 6/1.
Hi @Adam14342 , I don't know for certain, but I would expect you'd be able to sync with PHH Mortgage too. The only things that changed in the PHH Mortgage to Onity Mortgage transition were the company name and the login URL. However, the website interface and design remain exactly the same, which is why the PHH Mortgage institution still works on Simplifi.
That said, Simplifi's current connection with PHH Mortgage is inconsistent. I find myself reentering my PHH credentials into Simplifi somewhat regularly to regain connection.
Now Simplifi is consistently connecting to the PHH Mortgage site (for me anyways), but it's not updating my mortgage balance at all. The PHH Mortgage site (now Onity Mortgage) reflects the payment I made on 6/1/2026 and currently shows the new, lower balance, but Simplifi still shows the old balance before the payment.
This is so frustrating. I don't understand why this connection is so unreliable.
So my mortgage was moved on 6/1 but I can't sign up for online access until 6/6.
Hoping it connects or Quicken updates the connection soon.

Wow, just read Onity Mortgage (formerly PHH Mortgage) total servicing portfolio stands at $338 billion UPB, managing over 1.4 million consumers. 13th-largest U.S. mortgage servicer. I had no idea they were that big.
That's incredible, @Adam14342 . I had never heard of PHH/Onity before my mortgage was transferred to them.
Given their size and the number of consumers who use PHH/Onity, you'd think Simplifi would want to fix their connection with them!
I still haven't tried to add my new Onity account as a phh account connection, I'd like to setup directly with onity if possible. Added and maintaining manually for now.
@Duke0486 how has the phh connection been working for you this month?
I'm pretty impressed with all the features onity has built into their site, like the different calculators etc.
Hi @Adam14342 , the PHH connection has not worked this month. Simplifi is connecting to the Onity/PHH site (i.e. no error icons or messages about disconnection), but it's not updating my mortgage balance at all. In addition, Simplifi shows the outdated balance as a positive number, so it's being counted as an asset and inflated my Simplifi net worth.
Simplifi's escalation team "has been working on it" for well over a month with no progress. I've followed up multiple times and just get told they are still working on it. I have little to no faith that this will actually get fixed. I'm losing patience, so soon I'll delete the Onity/PHH connected account and maintain the account manually. At least my net worth will be correct that way. The only reason I've kept the Onity/PHH connected account this long is so the Simplifi escalation team could investigate and fix the issue, but if that's not happening, I'm going to delete this account that's skewing my data. I don't understand why this is so hard. I have other software that uses the same aggregators as Simplifi and the data comes through correctly. I KNOW this is a Simplifi issue (not an aggregator issue) because when I initially connect to the Onity/PHH site, it shows the account with the correct value and a negative balance during the onboarding process, but as soon as the account is added, the balance becomes positive and is treated as an asset.
It's hard to believe there aren't additional users requesting this connection. I suspect many want it but don't visit the discussions.

I finally threw in the towel. I opened ticket#: 12389557 on 5/4/26 with a simple request: my mortgage balance comes into Simplifi from the institution as a positive balance (i.e. as an asset when it should be a liability), so just put a negative sign in front of it to make it a loan.
Nope. Simplifi couldn't accomplish this task in two months. Despite asking me for additional screenshots in the follow up, they still couldn't do it. We're not building rockets here. Just make the positive amount negative.
I deleted my mortgage account connected to the PHH/Onity site and will instead manage my mortgage manually. If I continued to leave it connected for the Simplifi escalation team to continue to do nothing with it (when they were supposed to be investigating and fixing it), all it was accomplishing was artificially inflating my net worth.
It's interesting phhmortgage.com redirects to onitymortgage.com but there is still 'PHH Mortgage' drop down within Add account.
Please update to include this biller / financial institution.
@Coach Natalie is there any possibility PHH Mortgage will get updated to Onity Mortgage within Add account?
PHH Mortgage still displays as an option when you go to Add account, no longer exists
